- Our team will evaluate all Active listings that meet your criteria, alert you as soon as new listings come on the market, and provide you with data on all recent sales.
- We will point out and address properties that are still appearing on lagging public websites and are no longer on the market so as to help you avoid confusion.
- We will coordinate your property showings for the listings that meet your criteria and comfortably within your budget.
- We will commit our time and expertise to you and in turn, you will make a reciprocal commitment to us by executing a Buyer Broker Agreement detailing our business relationship.
- Discuss and estimate anticipated closing costs with Signature Title Group using our state-of-the-art technology, estimate tool, www.SignatureTitleApp.com.
- Once you identify the property you wish to purchase, we will work with you to engineer a suitable purchase offer using the leading industry-based forms and contract templates. Purchasing a home requires a large variety of forms, reports, disclosures, addenda, and other important documents. By knowing what is necessary and required upfront, it will help you avoid costly mistakes and unnecessary delays in your transaction. We will make introductions to local Florida attorneys that are available should oyu wish to engage a lawyer to represent you from a legal perspective.
- We will answer all of your questions concerning the exhaustive paperwork to ensure that you feel comfortable.
- Our experienced and skilled team will help you negotiate favorable terms with the Listing Brokerage and Seller to ensure that you are satisfied with your purchase agreement and the terms contained therewith.
- We will help you make arrangements for your escrow deposits so you can securely place them with Signature Title Group.
- We will assist you in coordinating any necessary inspections and subsequently any negotiated repairs with the Listing Brokerage and Seller.
- We will keep track of all timelines and deadlines outlined within the purchase agreement.
- We will help coordinate any applicable HOA or Condo Board Applications if necessary.
- We will coordinate with the Title/Closing Agent to prepare for closing and request a preliminary Settlement Statement prior to the closing.
- We will make introductions to Signature Insurance Services so that you can review insurance options to help protect your investment.
- We will schedule for you to conduct your final walk through of the property immediately prior to Closing to ensure that everything is in proper order in accordance with the purchase agreement.
- We will coordinate with the Title/Closing Agent to ensure that you receive copies of all Closing documents as well as the access devices (keys, remotes, etc.) to the property.
